Pre-Sale Inspections

When you are contemplating selling your home, you should seriously consider having professional inspections.  Generally this means a both a Property Inspection and a Pest Inspection.  If you are selling a home, you'd probably like to know about problems you were not aware before you go on the market.  Both Property and Pest Inspections can reveal hidden problems.  Some may be big issues and others, not so much.  Once you have the report it is important to discuss the findings with your agent.  An experienced agent can advise you about which items in the report could affect the price you might get or even reduce the pool of interested buyers.    

In California,  Home Inspector is required to inspect to the standards of either the California Real Estate Inspection Association (CREIA) or the American Society of Home Inspectors (ASHI).  There is no license requirement.

A Property Inspector will look at the many systems that make up the buildings on the property, including, but not limited to:

• Structural elements, foundation, framing etc
• Plumbing systems
• Roofing
• Electrical systems
• Cosmetic condition, paint, siding etc
